Moulton Properties, Inc. develops, leases and manages office buildings, shopping centers and subdivisions. The firm is best known for its portfolio of commercial investment property in Northwest Florida and South Alabama.
The Moulton’s heritage in Northwest, FL goes back eight generations. Moulton Properties, Inc. was started in 1931 in conjunction with the Moulton’s Drug Stores. Founder W.W. Moulton together with his sons built neighborhood shopping centers in East Hill, North Hill and the Warrington areas of Pensacola, FL to service the shopping needs of their drug store customers.
Today, many of the original Moulton retail buildings have been completely renovated and converted into office space including the two buildings at the corner of 12th Ave. and Gonzalez, directly across from Old Sacred Heart Hospital. Additional revitalization projects include renovation and conversion of the retail building at 1300 N. Palafox St. into competitively priced office space. This renovation will focus on connecting the 1300 N. Palafox with surrounding parks and historical buildings.

It began with the Moulton's land swap of the property by the Beach overpass, which opened the door for the Andrews Institute. And now, the Sea Shell Collections property will be an asset to the community as well. Some of the buildings have been disassembled instead of bulldozed, and Mary Moulton confirmed that parts of the structure (formerly the Skate and Fun Center) would be reused in the Innerarity Point area. Most of the structures have been removed from the site. The Sea Shell Collection Shopping Center encompasses nearly 10 acres of property, and there will be approximately 40,000 sq. ft. of additional small shop space adjoining the 90,000 sq. ft. Publix anchor building.

What’s more, the company also recycled and ground 11 concrete building slabs and asphalt driveways left over from 17 parcels of property assembled to create the 16-acre site. The term environmentally friendly is not typically used to describe shopping centers, but by getting a portable grinder, they didn’t have to pay dump fees or hauling fees. Instead of everything ending up in a landfill, they can use it for the sub base. It’s a smart move and an environmentally friendly thing to do,
In the triangle opposite the Daniel Drive entrance to the shopping center, a two-story office building and bank are planned. Publix is expected to open by Spring of 2008.

A Positive Way to Do Real Estate
Integrity Real Estate prides itself on running an honest agency. “What you see is what you get,” says Don Bowen, a broker at the real estate agency. They chose the name “Integrity” not only because it is a way to distinguish one corporate business from another, but also because it denotes a sense of value and honesty.

Bowen informs us that before September 16, 2004, real estate was a seller’s market: “Everything is based on supply and demand. There were only 1400 houses on the market at any given time, and no one could find the home he or she was looking for. The value of homes increased tremendously.”
Currently, real estate agencies have an overabundance of houses on the market. It is now a buyer’s market. There are approximately 7000 houses and condos on the market. Whereas many would look at this “overabundance” of homes negatively, Richard Brazzeal, a sales manager for Integrity, says it is positive because more people can find what they want on the market. He claims, “When the market was good, it was difficult to find a specific house, but now it’s easier to find what you want. There are terrific buys now. If you have good equity with a great mortgage rate, it’s definitely a buyer’s market.”

The agents do agree that the market is different since the storms, but this only means you must market your product differently. Brazzeal continues, “People are still moving - life goes on - people still must buy houses. The life cycle continues.” A lot of people are buying the same type of property as before. Single family, detached homes that range from $100,000 to $250,000 continue to sell before other homes.
The number of days a home stays on the market has increased since Hurricane Ivan, but “people still get transferred in and transferred out,” so there will always be buyers.
